Stonegate Manor now a part of Sellersburg

Council agrees to annex subdivision under development

SELLERSBURG — After several months reappearing on the Sellersburg Town Council’s agendas, an agreement to annex Stonegate Manor subdivision was approved Monday night.

The council unanimously approved — Town Councilman Brian Meyer was not in attendance — on its first and second readings to annex 14.8 acres of property under development near Ind. 60.

Voluntary annexation was sought by Infinity Homes, which plans to build through two phases a total of 42 lots. The homes will be in the low  $200,000 price range.

In addition to the annexation, developers asked to approve the plat of phase one.

Sellersburg Municipal Works Director Ken Alexander said the normal process is that the plat would still need to go through the town’s planning and zoning board for approval. However, following the meeting it was explained that the plat presented was approved and reviewed by the Clark County Planning, Zoning and Building Commission.

“It’s actually gone through a planning session,” said Town Council President Paul Rhodes. “It’s gone through the county planning process and they approved it. I believe we could rest on their approval of it.”

Despite Sellersburg’s planning and zoning board, which often requires additional conditions, the council agreed to approve the plat.

Following the meeting, Town Councilman Terry Langford said the plats had previously been presented to the council.

“What they signed was only phase one,” said Sellersburg Attorney Jake Elder, referring to the plat document approved.

He said phase two would have to go through the normal process and be approved by the town’s planning and zoning board as well as the town council.

Attorney John Kraft, who was representing Infinity Homes, said the developer of the site agreed.

“As we go forward with the second phase, that would go through the planning commission and subsequently to the town council,” he said.
