New businesses, buildings planned in Clarksville

Former Bigg’s supermarket building to get tenant

CLARKSVILLE — The Clarksville Plan Commission has approved three district development plans, with the promise of several new businesses coming to the town.

“I was elated,” said commission member and Town Councilman Tim Hauber. “It looks like we’re getting some tenants in those buildings.”

The district development plans include renovation and new tenants for the old Bigg’s grocery store at River Falls Mall, new buildings and an expansion to an existing structure at the old Value City property along Eastern Boulevard and the construction of a new assisted-living community near Progress Way.

Several new businesses are in negotiations to come to the old Value City site, according to Eric Goodman with developer API, including SVS Vision Center, Little Caesars Pizza and Subway. The district development plans call for two buildings to be constructed on a tract near Eastern Boulevard. Subway and Little Caesars would have drive-thru lanes, and both restaurants would reside in multiple-tenant buildings ranging from 4,000 to 4,500 square feet.

Another tract towards the rear of the Value City Property will see the construction of two buildings, 10,500 and 9,000 square feet in size, respectively. Each will be host to global medical companies, Goodman said.

Retail locations in the building where Indiana Downs is located will be combined and expanded by 8,000 square feet to woo a national grocery store, Goodman added.

General retailer Gordmans is planned to serve as the anchor store for the old Bigg’s location at River Falls Mall. Gordmans offers brand-name fashion at “incredible savings” and an easy-to-shop layout, according to the company’s website.

The Mainstreet retirement community near Progress Way will be located on what used to be a trailer park, Councilman John Gilkey said. The assisted-living facility will provide residents with the hospitality-based setting of a hotel, with private rooms, private baths and many as 15 unique destinations within the facility. The Mainstreet development will add about 120 new jobs to the area, Hauber added.
